Talk about curb appeal! Nothing is more inviting than a wide front porch greeting you when you walk up the path to a home. When my husband and I moved to South Riding almost 20 years ago, it was picturesque homes like these that tugged at our emotions and made us realize this was the community where we wanted to settle. South Riding still has that “small town” feel where people know their neighbors and community events draw residents of all ages throughout the year.

Coming Soon…Spread the Word!
Situated in the front of the community, 25200 Planting Field Drive, which will be ACTIVE on the market for showings on Thursday, March 24, has been thoughtfully maintained by the original owners. And, in fact, the roof, windows, systems, and most appliances have all been recently replaced. With 4 Bedrooms, you’ll have plenty of room, whether you choose to use them as bedrooms or home offices. The Primary Bedroom has a vaulted ceiling, plant shelf, dual closets, and an ensuite Bath that’s been recently renovated in an on-trend gray and white color palette. The large shower, soaking tub, double sinks, and abundant cabinet space — all with beautiful finishes — really says WOW!

Upgrades and Architectural Details Abound
Brand new carpet and padding adorns all the bedrooms upstairs, and the Main Level showcases hardwood in the Foyer, Living Room, and Dining Room. A bump out window in the Living Room, crown molding and chair rail in the Dining Rooms add other elegant touches.

Attention to the Rooms that Matter Most…
The newly renovated Kitchen includes white cabinetry, granite countertops, a beautiful backsplash, a new refrigerator and microwave, and a pantry for storage. The Laundry Room on this level has plenty of room for maneuvering and has a door that leads out to the large deck, patio, and detached 2-car garage. You’ll find lovely landscaping surrounding the home, including a stone feature along the side of the home. The overall curb appeal of this corner lot is undeniable.

Cozy Spaces for Gatherings Large or Small…
Adjoining the Kitchen is a cozy Family Room with a fireplace and plenty of light from a wall of windows. There’s even space for a desk between the Kitchen and Family Room, a perfect work-from home set-up in the center of the home.

A Well-Cared for Home to Make Your Own…
Much of the neutral paint in this home is fresh, and the basement carpet has been professionally cleaned. The basement Rec Room is quite large, and a walk-up staircase provides natural light and leads out to the patio. The current owner found that this was a great place for another Home Office set-up. There’s also rough-in plumbing for a Bathroom, should you choose to add one on this level. All told, this home boasts 3,000 square feet over 3 levels, not to mention the nice outdoor living space on the front porch, deck, and patio.

Move-In Ready without a List of Projects to Tackle…
Equally as important as the wonderful layout and recent renovations is the care and maintenance these original owners have put into their home. Since the roof, windows, HVAC, hot water heater, washer, dryer, and most kitchen appliances have all been replaced, the home is move-in ready and doesn’t come with a list of immediate projects to undertake or investments to make. The windows even come with a lifetime warranty that transfers to the new owner. You can see more photos of this home and get neighborhood info on the property website I set up.

South Riding Offers Amenities Galore and the Utmost in Convenience
With neighborhood schools, tot lots, multiple pools, tennis courts, and trails weaving throughout South Riding, you’ll find this is a community with so many advantages. There’s also a Giant grocery store in the neighborhood, a Harris Teeter just a few miles away, a new ER and hospital in close proximity, plus urgent care clinics and numerous doctors offices in the surrounding area. Some of my personal favorite spots for local dining and entertainment include Ford’s Fish Shack for fresh seafood and the Wine Styles wine bar, both in the nearby South Riding Market Plaza. As mentioned, year-round events such as concerts, international festivals, movie nights, comedy shows, and an annual summer carnival provide plenty of fun for all ages!
New Rec Center Nearby Is State-of-the-Art
I’d be remiss if I didn’t mention the fantastic new Dulles South Recreation and Community Center right in the heart of the community. There you’ll find a recreation pool and lap pool, an indoor basketball court, a rock climbing wall, various weight training areas, an indoor track, and exercise rooms for group classes. There’s also a Senior Center attached to the Rec Center which offers daily activities and camaraderie for seniors.

Find Your Own Happy Place in Loudoun County!
South Riding also provides the ultimate in convenience, with Dulles Airport and a park-and-ride commuter lot just miles away. Its location also allows for trips east into Reston, Tysons, or Washington DC for shopping and museums…and trips west to historic Middleburg and its quaint shops, restaurants, and numerous wineries in all of western Loudoun County. There are historic sites and natural beauty everywhere, and Loudoun County has continually been singled out as one of the fastest growing and most desirable places to live. In fact, in 2019, it was named the Happiest Large County in the U.S. (Read more about the many ways Loudoun ranks highly here.) So why not make Loudoun County your home? I can’t think of a better place than this charming single family home in the heart of South Riding, one of Loudoun’s most sought after communities year after year.
