New Single Family Homes at West Park in Brambleton (Part 1)

While there has been plenty of townhome construction in Brambleton as of late, it was just with the recent opening of West Park in February that new single family homes in this award-winning Loudoun County community became available after what seemed like a long hiatus.

Kris and I had the opportunity to attend a Realtor® event last week at West Park and toured both the Tri Pointe and Van Metre model homes. In this first post, I’m going to cover the Tri Pointe homes. (Note: Tri Pointe was formerly known as Winchester Homes.) I’ll cover Van Metre in Part 2 next week.

Tri-Pointe’s Price Ranges and Time Frame

Tri Pointe Homes has two model homes to tour in West Park, which sits west of the Brambleton Town Center across Northstar Boulevard. Right now, if you were to put a deposit down on a lot, you could expect to take final delivery of your new home in about 8 months — in late April/early May. The homes start in the mid-$800s.

While they don’t look huge from the outside (they are 30′ wide), it’s a bit deceiving, because they are quite spacious inside. In fact, depending on your choices, they can range from 2,908 square feet all the way to 5,545 square feet over 3 levels. You can also design them with up to 6 bedrooms and 5.5 bathrooms. There are even options for first floor bedrooms.

Many Floor Plans and Luxury Options

You won’t be lacking for luxury options in these homes either. Whether it’s wide plank flooring, gourmet kitchens, spa-like bathrooms, or flexible outdoor spaces, the choices are quite impressive.

I loved the Elliot model we toured, shown above. We also toured the Camden, which felt smaller. But again, you have a lot of flexibility with each of the 3 models (the Blair is the third), so you can make choices based on how you live (i.e. Does someone in your family need a first floor bedroom? Do you like having a Formal Dining Room? Do you require a home office?) All homes have attached rear garages, which I love, because I prefer that the garage doors not be the focal point on the front of a home.

Of course, it’s always fun to tour model homes…I find them to be a great source of design ideas. I especially loved what Tri Pointe did with a corner of the basement, shown in the photo below. It’s a really economical and whimsical way to convert a portion of a large room into a work-from-home or homework area.

West Park’s Location Offers Prime Convenience…

Although there are power lines nearby, the developers have done a nice job of preserving an area of trees that seems to block the view from the West Park lots (at least the area we toured). If proximity to schools is a priority for you, you’ll love the fact that Madison’s Trust Elementary, Brambleton Middle, and Independence High School are a short walk away.

…as well as Endless Amenities and a Town Center

Plus, in West Park, you’re not only within walking distance of everything Brambleton has to offer — a new library, just renovated movie theater, shops, restaurants, trails, and lots of green space — but you’re also close to Hanson Park. This massive regional park is slated to open in the spring of 2022 and includes 17 lighted athletic fields, ponds, an event lodge and nature center, a skate park, a disc golf course, and splash pad and inclusive playground. Brambleton public golf course is also nearby.

If you’re interested in seeing any of these homes, please give Kris or me a call. As you probably recall us mentioning, it’s always very wise to use a Realtor® when buying new construction, because the builder’s sales agents are technically representing the builder, not you. It is the equivalent of buying a resale home without a Realtor®, the pitfalls of which are numerous and will be discussed in a future Blog post. That’s why the majority of buyers of new construction do choose to work with a Realtor®.
